Gas line services covers the installation, repair, and leak testing of natural gas and LP propane piping for residential and commercial properties, performed under permit and inspected by the local jurisdiction.
Gas work is permitted, inspected, code-regulated work. We pull the permit, install or repair to current code, pressure-test the system, schedule the inspection, and hand you the closeout paperwork. Most jobs split into three buckets: installing a line for a new tankless water heater, hooking up a whole-house generator, or repairing an old line that's started leaking. All of them are work you want done right, because gas problems don't announce themselves politely.
Greater Orlando's gas service splits along utility lines. The urban core inside the City of Orlando, plus parts of Winter Park, Maitland, Casselberry, Altamonte Springs, and Sanford, is served by TECO Peoples Gas with natural gas lines in the street. Apopka, Eustis, Mount Dora, and parts of Lake County run on Lake Apopka Natural Gas. Outside the natural gas service areas. Most of rural east Orange, parts of Volusia, and large portions of Lake and Polk. Homeowners use LP propane from tanks on the property. The fuel matters because the pressure, the regulator setup, and the appliance orifice all change between natural gas and LP. We handle both, and the permit is required either way.
The most common new install is a gas line for a tankless water heater that's replacing an electric tank. Tankless heaters are gas-hungry. Usually 150,000 to 199,000 BTU/hr. And the existing house line is often sized only for a furnace and a dryer. We size the new run for the appliance, install in black iron or CSST depending on the route, pressure-test, and pull the permit. Gas cooktops, gas dryers, and outdoor kitchens follow the same process.
Generator installs took off after the 2020s storm seasons. The gas line for a 20-to-24 kW residential generator needs to be sized for the load (typically 1/2-inch to 3/4-inch off the meter), routed to the equipment pad, and tied into the existing system through a tee with a manual shutoff. We coordinate with the electrician on the timing and the permits for both the gas and the electrical side run together.
If you smell gas, you call the utility first and us second. Once the leak is isolated and the system is depressurized, we trace the leak with a combustible gas detector, locate the failure, and replace the bad section. Black iron threaded joints loosen over decades; CSST can fail at the fittings if it's been stressed. Pressure test before any reconnection.
Galvanized gas pipe and very old black iron sometimes need to be replaced when the home is being renovated, expanded, or when there's evidence of multiple leak repairs in the past. CSST (corrugated stainless steel tubing) is the modern option for retrofits because it routes through existing wall cavities without major demolition. Black iron is still required in commercial settings and some residential trunk runs.
| Black iron | CSST (corrugated stainless) | Copper | |
|---|---|---|---|
| Where used | Trunk lines, exterior runs | Retrofit through walls | LP only, never natural gas |
| Install speed | Slow (threaded joints) | Fast (push-fit connectors) | Moderate |
| Lightning bonding | Not required | Required by code | Not required |
| Best for | Long runs, high BTU | Retrofits, tight routes | LP propane only |

Gas line work in Florida follows NFPA 54 (National Fuel Gas Code, adopted statewide) and FBC-FG 401-411. Orange County requires a permit for any new gas line, line extension, or appliance reconnection. The work must be performed by a licensed gas contractor (CFGC or CMGC).
Gas line repair (leak isolation and section replacement) runs $250 to $700 in 2026 with a $425 median. A new gas line run for a single appliance (10-25 ft) is $600 to $1,400; longer runs to a generator or pool heater (40-80 ft) are $1,400 to $2,800.
Permit issuance in Orange County is 3 to 5 business days for residential gas work. The work itself is typically 4 to 8 hours for a single appliance run. Inspection happens within 1 to 2 business days of work completion; service cannot be restored until the inspection passes.
We use Mueller Industries CSST (TracPipe and Gastite), Charlotte Pipe black iron schedule 40, Pro-Flex CSST, and Apollo gas-rated ball valves (76-200 and 73-100 series). Drip legs and dirt traps per code on every connection.
Gas-converted homes and natural-gas-served neighborhoods drive demand: 32789 (Winter Park), 32803 (College Park), 32806 (SoDo), 32812 (Conway), 32814 (Baldwin Park), and 32801 (downtown). Propane-served pockets in 32825, 32828, and parts of Lake County.
Gas line cost-by-run-length for the Orlando metro 2026: 10-foot run to a new range $385-$695; 25-foot run to a tankless water heater $695-$1,285 (median $895); 40-foot generator line $1,285-$1,985; 60-foot pool heater line $1,685-$2,485. Standard line sizes used: 1/2" CSST for ranges and dryers (rated 50,000-65,000 BTU), 3/4" for tankless water heaters (199,000 BTU), 1" for whole-house manifolds. Service area includes ZIPs 32789, 32801, 32803, 32804, 32806, 32812, 32814, 32819, 32825, and 32828.

Gas work often comes up with tankless water heater upgrades and pairs with tank water heater replacement when the homeowner is switching fuel types. Generator hookups and outdoor kitchen installs are the other common drivers. Common in Winter Park and Lake Mary homes.
Yes. Every Florida jurisdiction requires a permit for new gas line installation and for most gas line repairs. We pull the permit, schedule the inspection, and hand you the closeout paperwork. Doing gas work without a permit is both illegal and uninsurable if something goes wrong later.
Natural gas comes from a meter on the side of the house with a service line from the street. LP propane comes from a tank on the property. Either an above-ground 250-to-1000 gallon tank or a buried tank. And the fuel pressure is regulated at the tank. Most Orlando-area homes inside the city are natural gas; rural and outer-suburb addresses are typically LP.
Florida code requires gas work be done by a licensed plumber or gas fitter, under permit, with inspection. DIY gas installations void your insurance and create legal liability if anything happens later. The cost of professional work is a fraction of what one incident would cost.
$650 to $1,800 typically, depending on the run length, whether the existing meter and regulator are sized for the added load, and whether the route allows CSST or requires black iron. We give a firm number after looking at your meter, your existing line, and the proposed route.
Yes, if the existing line and meter are sized for the added load. Most existing residential gas systems have 250,000 to 350,000 BTU/hr of headroom; a 20 kW generator adds about 200,000 BTU/hr. If the meter needs upsizing, we coordinate that with the utility.
CSST stands for corrugated stainless steel tubing. A flexible gas line used widely since the 1990s. It's safe when installed correctly and properly bonded for lightning protection (a code requirement). Some older CSST installations lacked the bonding, and that's an issue worth checking on homes built between 1995 and 2010.
No code mandate for periodic inspection. Practically, we recommend a leak survey every five years on homes 20+ years old, and any time a system has had additions or modifications. The combustible gas detector test takes 20 to 30 minutes and is cheap insurance.
Leave the house with family and pets, leave the door open, don't use any switches or electronics, and call your gas utility from outside the home. Don't flip lights, don't use the garage door, don't start the car. Once the utility says the property is safe, call us for the repair.
Yes. Water heaters, ranges, dryers, and pool heaters can all be converted from electric to gas if you have gas service or LP available. The work includes the new gas line, the appliance swap, and the disconnection of the abandoned electrical circuit at the panel. Cost depends on the appliance and the gas line run.
